Egg Group was commissioned to complete a construction project at Belgrave Court, St Vincent’s Way, Potters Bar, Hertfordshire, EN6 2RF. The project involved the development of ten houses on a partially completed site. Egg Group acted as a joint venture partner with the owner of the site and negotiated an agreement with Kaupthing Singer & Friedlander, who were in administration. The project was completed in May 2012, and the gross development value was £3,688,000.

The Belgrave Court site had been partially developed by the previous developer, who was unable to complete the project due to financial difficulties. The site was distressed, and the owner was seeking a joint venture partner to help complete the project. Egg was approached through its network and agreed to partner with the owner of the site.

The scope of the project was to complete the construction work for the ten houses and sell them for a 50% share of the development profit. Egg was responsible for dealing with all reserved planning matters, resuming NHBC warranty and building control compliance, completing ground remediation, design and construction, landscaping, furniture dressing, managing sales agents and solicitors.

Egg managed the construction work on the site, ensuring that all works were completed to the highest standard. The construction work included the installation of services, groundworks, brickwork, roofing, and the installation of fixtures and fittings. Egg also ensured that all building control and NHBC compliance requirements were met, and all works were carried out in accordance with the relevant regulations.

Egg Group also managed the landscaping and furniture dressing aspects of the project. The landscaping work included the installation of garden areas, pathways, and fencing. The furniture dressing involved the installation of furnishings and accessories to ensure that the houses were presented in the best possible way for potential buyers.

Egg managed the sales and marketing of the houses through a network of sales agents and solicitors. The houses were marketed to potential buyers, and Egg ensured that all necessary legal and contractual requirements were met throughout the sales process.
